Application Process

We are thorough during the application process and try to complete all verifications within 1 to 3 business days. Our goal is to process all applications as fast as possible, and you can help make this process move quickly.

Completing the application in full and not having incomplete information will help tremendously.  When applications are submitted incomplete, it delays processing by days, if not a week, and sometimes results in a denial due to incomplete verifiable data.  We will keep you updated during the application process via phone or email; however, feel free to contact us at 417-887-0501 with any questions.

The process steps are as follows:

  • Verify employment and income

  • Contact current and past landlords or residence history

  • Contact references

  • Detailed credit check

  • National criminal & background history check

  • National eviction check

Requirements and qualifications for approval:

  • Anyone over the age of 18 that will be living at the property must fill out a separate application.

  • We must receive all applications before the application & screening process can be completed.

  • Applications not fully completed may delay the process. Please make sure everything is filled out in its entirety.

  • Provide at least two (2) years of residential history and contact information for past rental references.

  • Combined gross income must be at least 2.5 times the monthly rent

  • If all qualifications are not met, a co-signer/guarantor and/or a higher deposit may be required. Examples of qualifications not being met may include but are not limited to; a lack of rental history or income, low credit score, previous evictions, etc.

FAQs

How long does the application process take?

1 to 3 business days for most applications if all the required data has been submitted.  Missing information will delay processing. 

If I have bad credit, is that an automatic denial? 

In short, no. But it does make it harder for approval.  We look at every person’s situation as sometimes we know that bad things happen to good people, like medical bills. We look at the overall credit of a person, not just a score. 

Will a guarantor or co-signor help with approval?

It can make a difference. A guarantor is a person(s) willing to guarantee the performance of the lease, which includes rental payments, damage to the unit, and everything included in the lease agreement. Often this will help approve a tenant with poor credit, no credit, no verifiable rental history, or other items needed to qualify. 

If an applicant has a felony conviction, is that an automatic denial? 

No, it is not.  We will need details on the history of the situation, and depending on what the felony is, how long ago it was will matter.  Please call the office for your specific situation.

Is the application fee refundable if I am not approved?

As stated earlier, application fees are non-refundable.  Please read all the information provided before applying or call our office.

How do you handle multiple applications received for a property?

We understand that affordable housing can be hard to come by in this type of housing environment. Thus, multiple applications for any given home can happen.  When we receive numerous applications for any given property, we process them in the order we receive them.  However, this does not guarantee approval.  Sometimes applicants do not meet the screening criteria listed, information is left off the application deeming it incomplete, or we cannot verify the information. Remember, we are here to rent properties and will do it promptly.  But sometimes, we don’t have enough properties to satisfy the need.

If I am not chosen for a home but not denied, can my application be used for another property?

Absolutely! Again, sometimes we have several qualified applicants and can only choose one for a property.  Therefore, we will hold an application for up to two weeks to use on another property.  After two weeks, though, one will have to re-apply. 

Do you accept pets, and is there a fee and/or deposit? 

Yes!  All of our properties are pet friendly.  There is an additional pet fee of $35 for the 1st pet and $15 for each additional approved pet per month.  In addition, a refundable pet deposit varies per property and type of pet. Unfortunately, we have had pet owners who claimed how wonderful their pets were but caused significant damage. This is why the pet deposit will be no less than $500, but often $1,000 or more for dogs.

How many unrelated people can rent a home at one time?

City ordinance does not allow us to rent any property to more than three (3) unrelated people at once. 

Can I park a boat, trailer, or RV at the property? 

It depends.  All vehicles, trailers, etc., must be parked on paved surfaces, and city ordinances must be followed.  Parking on the grass or in non-parking areas is not allowed. 

Who is responsible for pest control at the property?

We make sure the home is bug-free when a home is leased.  But after that, it is the tenant’s responsibility.  Be sure not to unknowingly bring any unwanted pests into the property from your storage facilities, moving vans, etc. Consistent pest control service on no less than an annual basis from a local pest control expert will help keep those annoying pests under control.
