Our Stance on Pets

Dizmang Properties is one of the very few property management firms in the Springfield metro area that is pet-friendly. While the pet fees and deposits might seem high, but this video from our broker, Paul Dizmang, might help explain our pet fees and deposits.

There are multiple reasons why a landlord may charge a pet deposit.

One of the main reasons is to cover any damages caused by the pet. Pets can cause a lot of damage to a rental property, including scratches on floors, chewed-up furniture, and soiled carpets. A pet deposit can help the landlord cover the costs of repairing any damage caused by the pet at the end of the lease.

Another reason a landlord may charge a pet deposit is to offset the cost of extra cleaning required after a tenant with a pet moves out. Pets can leave behind hair, dander, and odors that can be difficult and costly to remove. By charging a pet deposit, the landlord can help cover the cost of cleaning and maintenance required to get the rental unit back into rentable condition.

A pet deposit can also act as an incentive for tenants to ensure their pets are well-behaved and well-cared for. If the tenant knows they will be charged for any damage caused by their pet, they are more likely to take steps to prevent any damage from occurring.

Additionally, a pet deposit may help mitigate the landlord's risk of liability in case the pet injures someone on the property. If a pet bites or attacks someone, the landlord could be held liable for any resulting injuries. By charging a pet deposit, the landlord can demonstrate that they took reasonable steps to mitigate the risk of a pet-related incident.

Overall, a pet deposit is a common practice among landlords who allow pets in their rental properties. It provides a level of protection for both the landlord and the tenant and ensures that the rental property is well-maintained and in good condition at the end of the lease.
